Built-up Area vs. Carpet Area vs. Plot Size — What You're Actually Paying For

Property listings throw around plot size, built-up area, and carpet area as if they're interchangeable. They're not, and mixing them up is one of the most common ways buyers misjudge what they're actually getting.

Plot size is the land itself — the full extent you own, including any open space, setback, and garden area around the house.

Built-up area is the plot's footprint that's actually constructed: the walls, the rooms, plus balconies and any utility areas — but not open land around the structure.

Carpet area is the smallest and most literal number: the usable floor space inside the walls of each room, if you were to lay carpet edge-to-edge. It excludes the thickness of the walls themselves.

As a rough guide, carpet area typically runs 70-80% of built-up area, with the difference made up by wall thickness and shared spaces. When comparing two properties, always ask for all three numbers — a bigger plot size doesn't tell you anything about how much livable space you're actually getting inside the house.
