Documents to Check Before Buying Land in Tamil Nadu

Buying land in Tamil Nadu involves a handful of documents that, together, tell you whether the land is what the seller says it is. None of them alone is enough — each covers a different risk.

The Patta is the revenue record that names the person the government recognizes as the landowner. It's the starting point, but a Patta by itself doesn't tell you whether the land is free of loans, disputes, or prior claims.

That's what the Encumbrance Certificate (EC) is for. It lists registered transactions against the property — sales, mortgages, releases — over a chosen period. An EC showing 'nil encumbrance' for the relevant years is one of the most important checks before any payment changes hands.

The FMB (Field Measurement Book) sketch is the surveyed record of the land's boundaries and extent, maintained by the Survey Department. It matters most when the physical boundaries on the ground need to match what's on paper — a common source of disputes when they don't.

Finally, approval status — DTCP approval for planned layouts, or panchayat/local-body approval for rural plots and construction — determines whether you'll actually be able to get building permission, electricity, and water connections later. Land without the right approval can be far harder, or impossible, to build on legally.

None of this replaces a proper legal check on a specific property. But knowing what each document is supposed to prove means you know what questions to ask before you're asked to sign anything.
